2024 Amendments

Dear Homeowners,

             The 2024 amendements are being mailed out, with a vote on them taking place on January 22, 2025 at 6pm at the club house. It is critical that everyone votes. To pass the declarations there is a majority required in every building. We are asking everyone to please vote by proxy. Mail back your proxy vote before January 1st. This will enable us enough time to be proactive if not enough votes have come in.

Back in 2020 our documents were cleaned up, removing a lot of old wording that was no longer relevant. In addition many other changes were done at the same time. These amendments were sent out to vote. Unfortuanetly many mistakes were made. There were not enough votes to pass the amendments and the lawyers at that time, did not record them properly. For some reason the undertsanding that we have 14 declarations, one for each building, was lost many years ago.

In discovering this earlier this year, the board voted to rescind the 2020 amendments, since they were not properly passed, or approved. We know need to resend these amendments back out to be voted on. Minor changes have been added to these to keep us current with new laws and regulations. The majority of the changes done in 2020 was to remove the developer from the documents.

Please vote and please vote by proxy. If these are not passed then we will still have governing documents from many years ago which do not comply with current Florida Law.
